Basically the most important thing I have to
say about selling by owner is: you have to spend money to make money.
That's mostly what listing with a Realtor does for you. You want $400,000
for your home...the best way to get most of it is to expose it in the best
possible way to the most people (thus list it with a talented agent), and
then after the offer, to continue to conserve your money. As time goes on,
these skills become more and more specialized. Buyers out there
are extremely savvy at protecting their interests, not yours. Not
only that but the forms require constant training to keep on top of, so
that the contract is clear and no one ends up with a large loss of time or
money.
In my four years in the business, I have
seen one seller who did get lucky, otherwise I have seen scores of others
spend months with unqualified buyers, only to list it anyway.
