Selling your home is part art, part
science, with a heap of emotions thrown in. We all like to think that
there is a simple explanation for why a home sells quickly, and why
another one doesn't. My experience in listing homes is that you need to
commit a period of time making your home feel wonderful to buyers when
they first walk in.

Feng Shui
Knowing a bit of Feng Shui (the Chinese
art of placement) helps a lot. The Chinese have spent millennia figuring
out what brings success and peace to the individual, starting with their
living space. Frankly, since I took a class on it, and also had some pros
help me Feng Shui my house, my listings have sold more quickly and for
surprisingly more money than my associates expected. Powerful, subtle
stuff.

The Internet
Also critical to a successful and
lucrative sale is how your home appears on the Internet. I love creating
photo journals for my listings, and I swear it brings in heaps of buyers.
They fall in love even before they've stepped foot in your house.
